You will need to appoint a solicitor or licenced conveyancer to complete your purchase/sale. Ideally you should do so when you are looking for a property as it can take a week or more to fully instruct and by following the guide below, you will save a couple of weeks on the whole process….
First steps are to get a quotation from several local solicitors to give an idea of cost – you will need to tell them whether the property is likely to be freehold or leasehold and the approximate amount for the sale/purchase.
At this point you can clarify any terms you are unsure of, or check all the items you will need to pay for in the process – decide on who to appoint when the sale is agreed and a final price is negotiated.
After confirming with the firm that you wish to appoint them, you will be sent law-society forms to complete, you’ll need to provide ID to the solicitors to confirm your identity and transfer funds for searches before they start or even allocate a person to deal with your case.
When we request details of your solicitor, we will need to know the name of the person acting and therefore it is imperative you complete the documentation swiftly and return to the solicitor firm to be allocated. After all this is complete, we will need to know the details of the ‘fee earner’/person allocated to you along with the firm and contact details.
Once we have full solicitor details, a memorandum of sale can be issued. This will be the catalyst for the conveyancer to start working on your file - spending the funds held on account on ordering the searches.
